Construction Projects are the 'Life-Blood' of General Contractors. For our business to survive, a steady stream of projects must be constructed annually by R&R. In order for our business to thrive, our projects must be estimated/bid profitably. It is the Estimator's responsibility to ensure that we provide R&R with a steady supply of profitable work. Our Focus on RelationshipsOur relationships are key to gaining opportunity and garnering favor with prospective clients. Maintaining strong/enduring relationships is essential. Accordingly, we must foster relationships whenever possible to assist in achieving our goals.

  • Restaurant Owners
  • Brewers
  • Property Managers
  • Architects
  • Interior Designers
  • Engineers
  • Subcontractors/Vendors
  • Real Estate Brokers
  • Promote R&R in early interactions with client
  • Preconstruction services gain client rapport and establish value (eliminate competition) PreparationTime is of the Essence when bidding projects. We need to compile a proposal package in a tight timeframe and must look to maximize our efforts.
    • Our Preparation includes:
    • Review requirements of Bid Request
    • Verify contract format and insurance requirements
    • If not known, inquire as to whom are Competing GC's for project
    • Strategize bid approach based upon information (Sub Base, etc.)
    • Process Bid Documents - Save to Server/Pantera
    • Manage Bid
    • Log Bid
    • Solicit Subs/Vendors - SELL Project to heighten interest
    • Issue RFI's
    • Field/Address Questions from Subs
    • Manage Addendums/Changes/Supplemental Info
    • Perform Jobwalks
    • Compile Bid team **If Design build, President to assign PM to project at start of design**
    • Use Standard R&R Estimate forms - Understand function of Form
    • Perform quantity take-offs to support sub bids
    • Evaluate scopes and determine most competitive approach to project requirements
    • Field and Qualify bids. Manage Risk. Weigh cost vs. performance.
    • Organize bids
    • Qualify conditions of proposal to protect R&R
    • Review proposal package with Chief Estimator
    • Present Proposals - In-Person (Preferred). Display interest in Project (Sell It!)
    • Follow-up with proposals - Track award - Maintain dialog/develop rapport Win JobAfter Notice of Award, ensure a smooth and rapid transition to Project Team.
      • Project Turnover
      • Retrieve R&R Job Number from Accounting/Lead Project Coordinator
      • Fill out job startup form
      • Start and/or complete filling out of Master Agreement with Owner
      • Write scopes for key subcontracts
      • May include entry into Procore (Depends upon project timing/Handover and size/scale of project)
      • Schedule Handover Meeting with R&R Project Team (PM, PC, Estimator, Superintendent and Gen Supt/Ops Mgr )
      • Schedule/coordinate Introduction Meeting with Owner, Design, R&R and Key Trades
      • Support with project startup and procurement of long lead items
      • Support with subcontractor scopes and buyout of project as agreed by PM
      • Unsuccessful Estimate Files
      • Retain for reference on future projects with similarities
      • Provide feedback to sub/vendor inquiries (Be respectful of requests. A substantial amount of time is exhausted for preparing quotes and we must not discourage companies from bidding to R&R in future).
